PLANNING CONSENT;
Planning Consent is required for most development in the UK although some small extensions are permitted under Permitted Development Rights. If you live in a listed building or in a conservation area then additional Listed Building Consent or Conservation Area Consent will be required. Those additional consents are usually dealt with by the planning departments as parallel applications to the main application, so the planning decision is made for all at the same time and all are covered under the fee paid for the basic planning application. Once approved works must commence within three years of approval. Currently fees are as below but are subject to periodic update;

BUILDING REGULATION APPROVAL;
The Building Regulations are design standards which all new building and works to existing buildings must meet in the UK, although there are slight differences for Scotland and Northern Ireland. Subjects covered are; Structure, Fire Safety, Sound Insulation, Thermal Insulation, Drainage, Ventilation, Flues, Means of Access, Staircases, Glazing and electrical safety. Building Regulation approval is a two stage process, STAGE 1 Is called Full Plans Approval and is obtained by submitting plans which the Local Authority will approve. STAGE 2 is called Site Inspection and will be carried out on site by a Building Inspector who will issue a Certificate of Completion when the work has been satisfactorily completed.

PARTY WALL ACT;
The Party Wall Act applies to all building works to be carried out within 3 metres of the side wall or within 3 metres of the centre line of a joint party wall if there is any possibility that the new foundation will be deeper than the existing foundation. Effectively, this means that a notice must be served on any neighbour who has a wall within 3 metres of proposed extensions or new build. If the neighbour is in agreement the works can proceed, if not then a Party Wall Surveyor must be appointed.

PLANNING CONDITIONS;
Planning Consent in the UK is invariably accompanied by conditions which will either
be discharged through carrying out the proposal e.g. Commencement within three years
or through a further submission to the local authority. In some cases the further
submissions have to be approved by the planning department before work can commence.
