INITIAL FREE CONSULTATION.


Within 1 day of your initial approach to us we will contact you to arrange a free initial consultation meeting at your home which will take one - two hours in which we will discuss all aspects of your project; design, budget building cost, Planning & Building regulation applications, Planning Condition Applications, Party Wall notices, time-scales and architectural fees. We will send you a written or email fee proposal which will be a fixed all - inclusive sum based on our declared fee scale and which we will not increase for the duration of the agreed services which we will provide for you.


DESIGN SERVICES.


When you have received your fee quotation and have decided to appoint us we will re-visit your property to carry out a site survey of the relevant parts of the building or site. Within two weeks we will prepare draft design drawings which will be in outline and show sufficient detail for you to approve or amend the design. At this stage we will amend the drawings as many times as are necessary to secure your approval. When you are entirely satisfied with the design proposals we will proceed to preparation of the planning application or in some instances where the project may need a consultation with the planning office, to a pre planning consultation.


PRE PLANNING CONSULTATION.


Some projects which are not straightforward side or rear extensions or which are large in relation to the existing property or which are in prominent locations may need discussion with the planning officer at the Local authority to determine the level of support that the proposal will get through planning. In these cases a Pre-Planning Consultation with the local authority is advisable, some local authorities will agree to an informal meeting to discuss the project at their offices ( a fee for this service is now usual with most planning departments ) but most expect a written submission with draft proposal drawings. The planning officer will then give a written opinion within two - four weeks which it is wise to follow. In this event we will amend the drawings for your further approval.  When you are entirely satisfied with the amended design proposals we will proceed to preparation of the planning application.


PREPARATION AND SUBMISSION OF PLANNING APPLICATIONS.


Within five days of your approval of the draft design we will add further detail information and necessary planning annotations to the drawings to show the proposals in the best light for planning consideration. We will seek your final approval of the drawings before making the application. We will complete all application forms on your behalf as your agent and submit a digital application over the internet on your behalf. Where changes to the design are requested by the planning officer we will undertake all design work to incorporate the changes to your approval as many times as are necessary through the planning process.  


PREPARATION AND DEPOSIT OF BUILDING REGULATION SUBMISSIONS.


Within six weeks of making the Planning application we will add further construction information to the drawings to show compliance with the Building regulations and to provide sufficient detail for a builder to quote a price and to construct the work. Submission of the Building regulation details at the six week point after submission of the Planning Application allows the planning department enough time to carry out consultations and to give feedback on the likely outcome of the planning application, there is therefore sufficient time to incorporate any planning change in the Building regulation pack of information before submission. We will undertake all necessary design work to incorporate planning changes to your approval, complete all application forms on your behalf as your agent and submit a postal application or where available a digital application over the internet on your behalf.


PREPARATION AND SUBMISSION OF CONDITION DISCHARGE APPLICATIONS.


Planning consent is generally given with conditions attached. Some conditions are simple e.g. That the works have to be commenced within three years, others require a further planning submission e.g. Landscaping proposals. This element of our services cannot be predicted at the initial free consultation and will be included as an optional service and fee in the initial quotation. Should you wish us to proceed with condition discharge applications on your behalf we will undertake all necessary design work to your approval, complete all application forms on your behalf as your agent and submit a digital application over the internet on your behalf.


DRAWINGS AND APPROVAL DOCUMENTS.


When we request your approval of design drawings we will leave you with one copy of the drawings for your records. When we submit any information to the local authority or other organisation on your behalf we will leave you with one copy of the as submitted documents and drawings for your records. When we receive the decision notices from the local authority or any other organisation we will leave you with the original documents and will retain a copy for our records.


POSTAGE AND PRINTING.


We will pay all printing and postage costs involved in carrying out the above.
